MY THOUGHTS ON:

  PROPERTY MANAGEMENT 


  • I’d like to see the actual contract with Management Trust (MT) to see what is legitimately expected from them. We also need to see how MT services the community when it no longer has to respond to the developer first.


  • We then need to determine what we actually want from the management company.


  • It was stated at the recent meeting MT will assign a “long term” management partner. At that time we need to review with that individual as to what our issues are and how to resolve them. 


  • I think we need to explore all management options available to the community, weighing costs and benefits. Consideration of alternate management groups should require reviews from the communities they manage. 


  • I believe putting Management Trust on notice before we’ve explored what our options are would be premature.

 DRIVING TO FAST 


  • We should post the legal speed limit of 25 MPH, even though it should be understood by all.


  • We should create a process to notify heavy footed individuals.

 

  • As we won’t have internal security to enforce speed limits.


  • We could see if the sheriff could loan us a radar sign showing an individual's speed to make the point.


  • We can invite the sheriff to enforce speed limits through random onsite enforcement. I hope we don’t have to consider that as an option. 

 LANDSCAPING


  • Landscaping is obviously an issue, and I believe the landscape committee is addressing the challenge. I support a community informed decision-making process guided by local requirements. 


  • The visual presentation of the community reflects on all of us, and the value of our properties.

 BOARD AND ITS COMPOSITION


  • I personally think a board of 5 is sufficient. They have a board of 5 at Leasure Village servicing over 2000 living units. I oppose the concept of a board with an even number of people on it. 


  • Board members should be at large and not representing individual communities.


  • Needs to be a dynamic and responsive entity serving the community. 


  • It needs to take full advantage of the diverse backgrounds of residents to assist in creating the community we all choose to live in. 

ISSUES BROUGH UP IN THE OPEN SESSIONS OF THE HOA


  • I believe items brought up by residents during an open session of the board requiring further action should be published in some fashion so the community can track their progress between meetings. 
  • Any item, even if it’s from one individual should be given due diligence, and not disregarded. 

 HOA FEES


  • This was spoken to by individuals knowledgeable with the current financial status of our HOA. I can only agree with individuals that have more knowledge of the issue.. I would always explore reducing HOA fees as long as it doesn’t jeopardize the community. It’s easy to reduce fees, but once done (if not appropriately considered) can result in erosion of the financial security of the HOA, which means trying to increase the fees, a difficult to get approved process, or having a special assessment, which isn’t a desirable action either.

 CC&R, BYLAWS, RULES & REGULATIONS 


  • Form a committee to review all documents and make sure they serve our community and suggest revisions to simplify understanding as well as tailoring to the community. 


  • They currently appear to be boilerplate. 


  • This would be where we look at clarifying how SUBLETS are approved, as well as possible restrictions on SUBLET percentages to support this as a 55+ community.

 POOL 


  • I think the pool solar committee could be expanded to make ongoing recommendations on regulations, restrictions, general upkeep and possible upgrades for pool handicap access.

 COMMENTS


  • To date I’ve done my best to support our community by working to improve our centers audio and video system to better support the community.


  • Should you choose me for the board, I will do everything in my power to represent you (not me)!


  • I bring the knowledge of having been on a HOA board while transitioning from developer control.


  • I enjoy finding solutions to challenging problems!
